We have seen Lots bought and sold by people who don't understand the characteristics that go into the price of the Lot. Excluding selling and buying motives, the price points on the buy and sell side are often higher or lower than what a knowledgable person would agree to. (It's the same for selling or buying acreage or a house but harder to evaluate unless you price properties on a regular basis.)

Each Lot should be looked at individually. Higher priced sold Lots have either preferred charactaristics or some other circumstance. If you overprice your Lot, the chances are your Lot will remain unsold for a long time.
